Terms and Conditions of Use

These Terms and Conditions (“Terms”) govern access to and use of the website arrendadoraavo.com, our social media profiles, and our contact forms (collectively, the “Site”), operated by Arrendadora AVO (“AVO”, “we”, “us”), a real estate company based in Puerto Vallarta, Jalisco, Mexico. By accessing or using the Site, you (“User”) agree to be bound by these Terms. If you do not agree, please refrain from using the Site.

1. Acceptance of terms

Use of the Site constitutes full and unconditional acceptance of these Terms and of our Privacy Policy. AVO reserves the right to modify these Terms at any time, as described in Section 11.

2. Description of services

AVO is a real estate company engaged in the marketing, sale, and rental of properties it owns and properties owned by third parties, operating primarily in Puerto Vallarta and Guadalajara, Mexico. Through the Site, we provide information about available properties and means of contact for interested Users to request more information, schedule visits, or begin the process of a real estate transaction.

The Site is intended for informational and lead-generation purposes only. It does not replace independent legal, tax, notarial, or financial advice that a User should obtain before formalizing any real estate transaction.

3. Nature of property information

Information published on the Site regarding prices, availability, square footage, features, photographs, and other property details is provided in good faith based on information available at the time of publication, but is subject to change without notice. AVO does not guarantee that such information is always current, fully accurate, or that a listed property remains available at the time a User views it.

Users interested in a property are encouraged to verify current information directly with an AVO advisor before making any decision, and to conduct their own due diligence (including title review, liens, land-use verification, and other legal aspects) with the support of their own legal and notarial advisors. Prices displayed in USD are informational and may be affected by exchange rate fluctuations; final terms are agreed upon directly with the property owner.

4. Permitted use of the site

Users agree to use the Site lawfully and in accordance with these Terms. The following are expressly prohibited:

• Using the Site for fraudulent or unlawful purposes.
• Scraping, mass-copying, or automatically extracting Site content without AVO’s express written authorization.
• Attempting to compromise the security of the Site, its servers, or connected networks.
• Impersonating third parties or providing false information in contact forms.
• Using Site content to build competing databases, listings, or services without authorization.

5. Intellectual property

All Site content, including text, photographs, logos, trademarks, designs, illustrations, and other graphic elements, is the property of AVO or of the original property owners (in the case of photographs of third-party listings) and is protected under Mexican and international intellectual property law. Reproduction, distribution, or commercial use without AVO’s prior written authorization is prohibited.

6. Contact forms and communications

By filling out a contact form on the Site or through our social media ad campaigns, the User agrees to be contacted by AVO through the contact methods provided (phone, email, WhatsApp) for purposes related to their inquiry. The processing of personal data collected is governed by our Privacy Policy.

7. Relationship with owners and third parties

For properties AVO markets on behalf of third-party owners, AVO acts as an intermediary for marketing and lead-generation purposes. The final terms of any transaction (price, payment terms, timelines, contractual conditions) will be those agreed directly between the interested User and the relevant owner, with AVO’s intermediation, and will be formalized through the applicable contracts and/or deeds under applicable law.

8. Third-party links

The Site may contain links to third-party websites (for example, real estate portals such as Inmuebles24, EasyBroker, or social media platforms) that are not operated by AVO. We are not responsible for the content, privacy practices, or policies of such third-party sites. The inclusion of any link does not imply an endorsement by AVO.

9. Limitation of liability

The Site is provided on an “as is” and “as available” basis, without warranties of any kind, express or implied. To the maximum extent permitted by applicable law, AVO shall not be liable for any direct, indirect, incidental, or consequential damages arising from the use or inability to use the Site, including but not limited to errors or omissions in published information, service interruptions, or decisions made by a User based on Site content without appropriate professional verification and advice.

10. Indemnification

The User agrees to indemnify and hold harmless AVO, its staff, and representatives from any claim, damage, or expense (including reasonable legal fees) arising from the User’s improper use of the Site or breach of these Terms.

11. Changes to these terms

AVO may modify these Terms at any time by publishing the updated version on this page with the corresponding “last updated” date. Continued use of the Site after such changes constitutes acceptance of the modified Terms.

12. Termination of access

AVO reserves the right to restrict, suspend, or terminate any User’s access to the Site, without prior notice, in the event of a breach of these Terms or use we consider harmful to AVO or third parties.

13. Governing law and jurisdiction

These Terms are governed by the laws of the United Mexican States. For the interpretation and enforcement of these Terms, the parties submit to the jurisdiction of the competent courts of Puerto Vallarta, Jalisco, Mexico, waiving any other jurisdiction that might correspond to them by reason of their present or future domicile.
